World's largest C21 office, managed
01 / The story
From the top desk to your deal.
Twenty-one years, one market spine. Belladonna started as an agent and spent years running the world's largest C21 office, then brought that management discipline to eXp Realty's Luxury Division as part of the Lawson Real Estate Team, a premier Park City team for 20 years. She learned the luxury business from the inside: how listings get priced, how buyers decide, how the high end actually moves.
Her ground is the whole mountain corridor and the bench beneath it: Park City, Hideout, Deer Valley, Heber, and Kamas, and on the Wasatch Front, Capitol Hill, Salt Lake, East Bench, Holladay, Cottonwood Heights, Sandy, Draper, and Millcreek. Each community reads differently, and her book of comps covers all of them.
She writes about it too, as an author for Inman News, and stacks the designations: Certified Luxury Agent, Certified AI Broker, Certified Negotiation Expert, Certified Expert, Seller Representative Specialist, and VA & American Warrior Certified. The credentials matter less than the habit behind them: keep learning, keep measuring, keep showing up.
That is the whole pitch. No softeners, no pressure, no scripts. Just a trained eye, a straight number, and a line of communication that stays open after closing.
02 / The approach
Four moves, every time.
03 / The credentials
Paper that backs the pitch.
04 / The rig
And then there's the truck.
A bright-green, lifted Jeep Gladiator with a light bar and a winch. It is the official showing vehicle, the storm-day backup, and the cheapest recovery service in Park City: stuck after an open house? She pulls you out. No invoice, no charge.
It also handles the grocery run, because in a mountain town even the glamorous stuff needs hauling.
"We watched her drive a showing in a storm the town skipped. The client closed that week."
Word around Old Town
05 / On my wall
From my office wall.
Mastery that looks like stillness inside motion.
On my office wall hangs a painting by my husband, Walt Bayless. A quiet reminder that the best work in any room, the mat or the market, is the work that looks easy because somebody did the hard part beautifully.
Let's talk turkey.
Buy, sell, or scout. The first conversation costs nothing, and the winch is always free.
