Two resorts
Park City the resort town
Silver camp, ski town, film town, 2002 Olympic stage. Today it is Utah's flagship luxury market, strung along one historic main street and two world-class mountains.
01 / The numbers
Read the town cold.
02 / Where you live
Pick the neighborhood.
A
Old Town
Historic main street, mining-era charm and renovations, walk to the lift.
B
Park Meadows
Flat, grooved for families, golf-course core and easy access to everything.
C
Prospector
The practical entry point, minutes from both the mountain and the freeway.
D
Lower Deer Valley
Ski-in ski-out potential, condos and townhomes, resort convenience.
E
Upper Deer Valley
Estate lots and private lanes, some of the grandest addresses in town.
F
Empire Pass
Modern glass on the mountainside, lift adjacency, contemporary living.
G
Silver Lake
High alpine enclave above Deer Valley, quiet in every season.
H
The Colony
Gated ridgeline acreage, big sky, bigger privacy. The trophy end of the market.
I
Whatever fits
Canyons Village, Jordanelle, Hideout, Heber, and Kamas. The right match is a conversation, not a category.
03 / Inside the town
Four neighborhoods, up close.
Beyond the resort powder, Park City's resale character splits four ways. Here is how a local reads each one.
Old Town
Old Town is the historic mining-town core, the few blocks where Park City started, and it still runs on Main Street: shops, restaurants, and galleries out the front door, with the Town Lift a short walk when the snow flies. It is walkable luxury with a century of character under it. When an Old Town home comes up, it gets circled first, shown fast, and gone before the weekend.
Prospector
Prospector sits at the base of Park City Mountain, the practical heart of the market: condos, townhomes, and single-family homes across the price range, most of it minutes from the lifts. The freeway is right there, which keeps the airport and Salt Lake easy, and the resort access at this price point is hard to beat. It is where I point buyers who want the mountain life without the Old Town premium.
The Colony
The Colony is the trophy end of Park City: gated, ultra-luxury, contemporary mountain estates on the ridge just outside Old Town, with ski-in, ski-out access on the slopes of Park City Mountain. These are the homes that get photographed for the magazines, compared to each other and to almost nothing else. If the wishlist says "best of the best," this is where we start.
Glenwild
Glenwild is the gated golf community on the edge of the resort corridor, where large custom estates sit on generous lots with sweeping mountain views. The Glenwild Golf Club is the anchor, the ski club keeps winter social, and the privacy is the whole point. It is a greener, quieter rhythm than the village, and it draws buyers who want land with their luxury.
04 / The resort life
Two mountains, one front yard.
The whole town is built around winter, and summer just gets the place. Ski in, ski out is a real address category here, not a slogan.
05 / Canyons Village
The village at the base.
Canyons Village is one of the two base areas of Park City Mountain, the largest ski resort in the United States, and it is 35 minutes from the Salt Lake City airport. In winter the Orange Bubble Express, the country's first heated, bubbled chairlift, loads right at the village. In summer the Red Pine Gondola spins for hiking and biking.
The real estate is ski-in, ski-out by design: hotels and condos at the base, restaurants and après, shopping, concerts, and an event calendar that includes the Park City Wine Festival.
06 / Local picks
After the showing.
2300 Deer Valley Drive East, Deer Valley
2001 Park Avenue, Old Town
804 Main Street, Old Town
07 / Insider intel
The arguments locals actually have.
Twenty-one years of showings means you hear the town's real opinions, not the brochure's. The loudest one, every winter, is where the snow is worth driving for.
Then comes July
The secret about winter is summer.
Outsiders fly in for powder and never meet Utah's better season. The lifts keep spinning, the reservoirs fill, and the red rock is a long weekend away.
Field note, driver's seat
Built for desert racing, modified for deep snow.
The Gladiator came off the line happy in the desert, and the lift, light bar, and winch are the mountain mods. Deep Park City snow is a slow crawl, not a problem. Slid off the drive after a showing? It pulls you out, winch first. No charge, that is the standard.
Your move
Ready to own the mountain?
Twenty-one years of Park City comps and closings are a phone call away, backed by eXp Realty's Luxury Division and the Lawson Real Estate Team. Bring the wishlist; leave with a plan.
On the ground
Snow day? The Gladiator still shows.
Lifted, lime green, winch up front. If we get stuck, that is what the winch is for. No charge.
