Aerial view of a snow-covered ski mountain and resort village in the Deer Valley area on a clear winter day

Deer Valley, Utah

4,300 skiable acres

Ski-only since 1981

Deer Valley the polished mountain

Utah's most polished ski resort, turned into a residential luxury market of ski-in, ski-out condos and silent ridgeline estates.

01 / The character

Champagne skiing, lodge life.

Deer Valley has been a ski resort since 1981, and it built its reputation on the word polished: ski-only, no snowboards, groomed overnight, valet at the lodges, and warm cookies at the end of the day. The town beyond the resort is just as considered, quiet residential lanes that sit minutes from Old Town Park City without any of the festival traffic.

For buyers, that means one of the most sought-after addresses in the state, anchored by ski-in, ski-out access that is a real deed point, not a marketing phrase.

F

Whatever fits

The right Deer Valley match is a conversation about access and lifestyle, not a category.

03 / Market character

Scarce, and proud of it.

Deer Valley inventory is famously thin. Turn-key ski-access condos at the base come and go fast in season, and upper-mountain estates list rarely, often after years of private sales. The market rewards buyers who move with conviction and sellers who price on real comps.

Most buyers arrive with a ski-week fantasy and leave with a strategy: which chairlift, which access point, which season of traffic they are willing to trade for privacy. I have been matching those to Deer Valley properties for 21 years.

04 / The lifestyle

A ski day with a dress code.

The day Ski boots from your own locker room, groomed corduroy at first chair, no snowboards, no lines at the good lodges. Valet parking is a given, and lunch happens on the mountain with a table and a real menu.
Après The St. Regis bar, Crafted's deck, The Kitz at Goldener Hirsch. The après scene here leans grown-up: good bottles, mountain views, fewer parties, earlier evenings.
Summer The lifts spin for hikers and bikes, the pools come alive, and Old Town's galleries and Sundance-bound energy stay minutes away. Deer Valley summers are the quiet luxury the winter crowd never sees.

05 / Deer Valley East Village

A second Deer Valley is rising.

East Village is the centerpiece of Deer Valley's "Expanded Excellence" expansion, developed by Extell Development Company with Deer Valley Resort and Alterra. It is the largest ski resort expansion in North America, and the first world-class alpine village built here since the resort opened in 1981.

When complete it adds over 3,700 skiable acres, 16 new chairlifts, a 10-passenger gondola, the East Village Express, and access across four new peaks. That takes Deer Valley to roughly 5,700+ acres served by 37 lifts and 238 runs, still ski-only, no snowboarding.

The run Green Monster, 4.85 miles The longest ski run in Utah
The final lift Hail Peak Express Opens 7 new runs and 200 acres
The base Off US Route 40, Heber Valley 1,200 day-skier parking spaces
The village 9 hotels, 42 shops, 32 restaurants North America's largest ski beach

Because the base sits directly off US Route 40, day skiers pull in and park without touching Park City traffic. The hotel lineup reads like a summit meeting: Waldorf Astoria opening in 2028, Grand Hyatt, Four Seasons, and Canopy by Hilton, Utah's first ski-destination Hilton property, here summer 2026.

Belladonna's line

"There will be nothing in the world quite like Deer Valley East Village."

Not a brochure, an understatement. The largest resort expansion in North America, ski-only, and the first village Deer Valley has built from the ground up.

07 / Insider intel

What buyers learn in year two.

The rivalry Champagne vs. the Cottonwoods Deer Valley does exclusive and high-end; Snowbird and Alta hoard the deep powder on the Salt Lake side. A permanent, friendly argument, best settled on skis.
The traffic Festival week changes the town Sundance in January turns Old Town into a film-set; Deer Valley stays quieter. Locals plan around it, which is half of what buying here teaches you.

Field note, driver's seat

Powder days start before the plows.

The lime-green Gladiator is made for these mornings: lifted, light bar on, winch up front for whoever slid off the drive first. Getting to a Deer Valley showing in a snowstorm is half the fun, and no charge for the pull, that is the standard.
